The 1101 West Broadway Building has won 3 awards for excellence: the 2008 Neighborhood Preservation Award from the Minneapolis Heritage Preservation Commission and American Institute of Architects - Minnesota; the 2007 NAIOP Award of Excellence for the Repositioned/Renovated category; and the 2006 Best in Real Estate Award in the Redevelopment/Extensive Renovation category. Completed in April 2007, the southwest corner of West Broadway Avenue and Emerson Avenue North now flows with renewed life. After being vacant and boarded for more than 10 years, the 1101 West Broadway Building began a major renovation that was completed in only 7 months. The renovated building is now home to a credit union, a community building organization headquarters, and a coffee shop. Catalyst Community Partners/The Ackerberg Group, Welsh Construction, Emerge Community Development (ECD), and City County Federal Credit Union (CCFSU) teamed together to respond to a City of Minneapolis RFP-process for the long-vacant building that the city acquired. The city awarded the opportunity to the team and construction began in October 2006. The 1101 West Broadway Building was in a serious state of disrepair when the project began. BKV Group provided architectural services for the project and Welsh Construction served as general contractor. The $4 million renovation required significant tuck-pointing, the addition of an elevator, a new roof, all new mechanical, electrical and plumbing, and the replacement of the storefronts. A new parking lot with 69 stalls and a drive-thru bank sit behind the building. During the renovation, 27.5% of the project hours were performed by a construction workforce of color. Catalyst Community Partners worked with the City of Minneapolis, Welsh Companies, and the community to hire contractors of color and contractors from within the community. Emerge Community Development (ECD), a subsidiary of Pillsbury United Communities, is an organization that provides workforce training community development. EMERGE occupies the entire second floor. City County Federal Credit Union (CCFCU) was founded in 1928 and is considered one of the top credit unions in Minnesota. The opening of its North-Central branch gave CCFCU nine locations, all of which are in Hennepin County. The credit union occupies a majority of the first floor and features an ATM on Broadway and drive-thru services accessed from the rear parking lot. The Bean Scene Too, a Northside coffee shop, occupies the corner storefront. Bean Scene Too offers a variety of beverages and select food items. The 1101 West Broadway Building has added life to this central corner in North Minneapolis.
